We deal directly with the Tenant(s), with the Tenant(s) having no involvement with the Owners.
Our Duties Include:
- Previewing your property and letting you know its rental value.
- Letting you know what needs to be done to have your property ready for future Tenant(s).
- Listing and Advertising of your property for lease.
- Showing of your property.
- Rental Applicatino: verification of employment & income & rental / mortgage history.
- Collection of rent & deposit (a refundable security deposit equal to one month's rent held in escrow through the term of the lease).
- We have a no smoking & pet policy - unless approved by the Owner to allow.
- Renters Insurance is highly recommended.
- Routine on site inspections.
- We handle all maintenance issues under $250.00, all above approved by Owner first.
- All maintenance cost is deducted from the monthly rent.
- We have an excellent source of maintenance personnel for all home repair needs.
- Our Management Fee is negotiable. We do not charge an up front Leasing Fee. Mgt. Fee only.
- 12 month lease terms are preferred.
- We provide monthly and end of year Rental Statements.
